Why That 4-Bedroom Villa Might Actually Only Be 2-Bedroom and why it's important to check the documentation before you purchase....
Updated: Oct 28
You have found the perfect listing online. It is a stunning countryside villa in the Algarve hills. The description says "4 Bedrooms, Pool, and a self-contained Guest Annex." The price looks fantastic.
But if you buy this property without doing a forensic check of the paperwork, you might be walking into a legal nightmare.

The "Flexible" Truth
In Portugal, selling agents are hired by the seller to get the highest price. They often market a property based on its physical reality, not its legal reality.
That "4th bedroom"? It might be a storage room on the plans.
That "guest annex"? It might be registered as a garage or agricultural support building.
That sparkling pool? It might have been dug without a permit from the Câmara (Town Hall).
Why it's important to check the documentation before you purchase. Why Does This Matter?
You might think, "Who cares? The building is there!" But buying a property with illegal structures can have serious consequences:
Fines and Demolition: The Council can force you to demolish the illegal parts or pay heavy fines.
No Rental License (AL): If you plan to rent out that "guest annex" to tourists, you need an Alojamento Local (AL) license. You cannot get an AL license if the building is not legally habitable.
Resale Value: When you eventually sell, the new buyer’s lawyer will spot the issue, and you will likely have to drop your price significantly or pay to legalize it (if that'seven possible) before selling.
How We Protect You
At Algarve House Hunters, we do not just look at the view, we look at the Caderneta Predial (Tax Registration) and the Certidão do Registo Predial (Land Registry).
Before you even fall in love with a property, we verify:
Does the square footage on paper match the house?
Is the pool on the official aerial plans?
Is the land classified as Urban or Rustic?
Do not inherit someone else's legal headache. If a deal looks too good to be true, let us check the fine print before you book your flight.
This is why it's important to check the documentation before you purchase.
