Recent data confirms that house prices in Portugal have continued to rise sharply. According to Eurostat data (July 2025), property prices recorded a 16.3% year-on-year increase in the first quarter of 2025, the highest growth among all EU member states.


Subsequent reports — including Idealista.pt (October 2025) and The Portugal News (March 2025) — indicated an even stronger 17.2% year-on-year rise in the second quarter of 2025, further highlighting Portugal’s position as one of Europe’s most dynamic real-estate markets.


Most recently, The Portugal News (November 2025) reported that, according to the Idealista Price Index, house prices rose by 8.7% in October 2025 compared with October 2024, reaching a national median of €2,970 per m².Regional figures show particularly strong growth in districts such as Beja (+30.6%), Santarém (+27.8%), and Portalegre (+24.1%), while the Faro district (Algarve) also saw solid gains of +7.2% year-on-year.


Together, these figures demonstrate that Portugal’s property market remains in a period of sustained upward momentum, with the Algarve continuing to attract buyers seeking both lifestyle and investment value.


What Rising Prices Mean in Real Terms


To put these increases into perspective:

  • A buyer with €300,000 in 2024 might now need between €326,000 and €352,000 to purchase the same type of property.

  • A buyer with €600,000 in 2024 would now be looking closer to €652,000 – €703,000 for an equivalent home.

  • A buyer with €900,000 in 2024 would now be budgeting around €978,000 – €1,055,000 for a comparable property.

  • A buyer with €1.2 million in 2024 would now be expecting to spend roughly €1.30 – €1.40 million for the same home in 2025.

These figures clearly illustrate how fast the Portuguese property market — particularly in the Algarve — continues to move.
