The article, titled "Personal shoppers have now arrived in the real estate market", highlights how an increasing number of property buyers are seeking independent representation throughout their property search and purchase journey.
Sábado is one of Portugal's best-known national news and current affairs magazines.
For many years, the Portuguese property market has operated in a way where estate agents primarily represent the seller. While this works well for marketing properties, many buyers are now realising the value of having a dedicated professional working exclusively in their interests.
It all starts with a conversation with the client and by noticing simple things like whether the person can live in a building without an elevator or if they are sensitive to noise. "Foreigners want charm, but charm comes with wood, and wood comes with the noise from one floor to another," he explains, while demonstrating with footsteps on the floor of a 180 m2 five-bedroom apartment in Chiado, Lisbon.
A similar experience was reported to SÁBADO by Rebeca Jane Charles. She recounts that, when she arrived in Portugal, she realized, as a buyer, that many real estate agents “didn’t really listen to what clients were looking for”. Between realizing this gap and taking advantage of the market niche, it was just a step, and in 2019, she founded Algarve House Hunter. In recent years, the team has grown (it started alone, now there are 11 people), as has the business area related to so-called "secret listings," properties that are off the market. "The demand for these listings has increased considerably, and we are seeing a growing number of sellers opting for a more discreet sales method," says Rebecca.
